Commercial properties for rent in Bulgaria

Commercial premises to rent in Bulgaria range from offices in Sofia to shops in regional city centres, warehouses near the motorways and seasonal premises in the resorts. Pick a city or region first, then filter by type, size and monthly rent, and compare premises of the same type by rent per m², condition and lease terms.

Commercial rents

Commercial rents in Bulgaria depend on the type of premises and the exact location. Shops are priced on the number of passers-by and the visibility of the window, offices on the quality of the building, transport and parking, and warehouses on road access, ceiling height and loading facilities. Compare only premises of the same type, and ask whether the quoted rent includes VAT and service charges.

Checking the premises

Make sure the space may legally be used for your activity: every property has a designated purpose in its documents, and a flat used as an office or shop may need a change of use, sometimes with the consent of the other owners in the building. Restaurants need ventilation and extraction, grease separators and fire safety measures; shops selling food, pharmacies, clinics and beauty salons have their own registration requirements. Check the electrical capacity, the heating and air conditioning, the toilets and the accessibility of the entrance. Ask the municipality about the rules for signage, terraces and opening hours in the area. It is much cheaper to find a problem before you sign than after you have fitted out the premises.

The commercial lease

A commercial lease in Bulgaria is negotiated more freely than a residential one, so read every clause. Check the term and the renewal options, the notice period, how and when the rent is indexed, and whether the landlord asks for a deposit or a bank guarantee. If the landlord is registered for VAT, the rent may be charged with VAT; agree in writing whether the quoted figure includes it. Clarify who pays for the fit-out, who owns the improvements at the end, who is responsible for repairs to the structure and the installations, and whether you may sublet or assign the lease if your business changes. A rent-free period for the fit-out is often negotiable for larger spaces. Have a lawyer read the contract before you sign.

Location and foot traffic

For a shop, a café or a service business, location decides the turnover. Spend time on the street at different hours, watch where people walk, and note which businesses are nearby and how long they have been there. A corner unit or a wide window can be worth a higher rent, and so can being next to a strong neighbour such as a supermarket or a popular café. Offices need good public transport and parking for staff and visitors, and warehouses need direct road access, space for lorries and enough power. Before you commit, compare the rent with the turnover you realistically expect, not with what the previous tenant paid.

Choosing a city for your business premises

Where you rent depends on who your customers are. Sofia has the deepest office market and the busiest shopping streets, but also the highest rents. Plovdiv, Varna and Burgas offer a large local market at lower cost, and their logistics zones serve the ports and the motorways. In the seaside and ski resorts, shops and restaurants can do well in season, but many landlords offer only seasonal contracts and the off-season is quiet. Smaller towns suit businesses that serve local residents. Whatever the city, the same checks apply: permitted use, lease terms, VAT on the rent and local permits. Settle them before you sign and before you invest in the fit-out.
