Villas for sale in Bulgaria

Homes for sale in Bulgaria range from city flats in Sofia, Plovdiv and Varna to seaside apartments and village houses. The market differs strongly from region to region, so start by choosing a region or a city, then narrow the list down by price, rooms, floor and construction type. Every listing shows the asking price, the built-up area and the price per m², which makes homes of different size easy to compare.

Property prices

Prices depend most on the region, the building and the condition of the flat. Central and well-connected streets, new buildings and homes close to the sea or the mountains usually ask more per m² than older blocks on the outskirts. Check the price per m² shown on each listing and compare it with similar homes nearby instead of judging by the total price alone.

What kinds of homes are for sale

You will find studios, apartments of every size, houses and villas among the villas for sale in Bulgaria. Pay attention to the construction type, the year of building and the floor: brick buildings and newer reinforced-concrete blocks are usually valued above older panel blocks, and a top floor or a ground floor can change the price noticeably. For new buildings, check whether Act 16 has been signed and the use permit issued and whether the finish is included in the price.

Buying a home step by step

After a viewing and an agreed price, buyers usually sign a preliminary contract and pay a deposit. Before the final deed, check the ownership documents, a certificate of encumbrances from the Registry Agency and whether the building is registered with the cadastre. The sale itself is completed in front of a notary, who certifies the deed, and the deed is then entered in the property register. Ask whether the area in the listing is the net living area or the built-up area including a share of the common parts; in Bulgaria the second is the usual basis for the price. Take your time with the preliminary contract: it fixes the price, the deadline for the final deed and the penalty if either side withdraws, so it is worth having it read by a lawyer who knows the local market. Foreign buyers can purchase flats; non-EU citizens generally cannot own land directly, which affects houses and plots, so ask a lawyer how to structure the purchase.

Costs and financing when buying

Besides the purchase price, plan for the notary fee, the fee for entering the deed in the property register and the municipal transfer tax, which is set by each municipality within a legal range. Agency commission, if you use one, is agreed separately. Check whether the listed price of a new build includes VAT and have this confirmed in writing. Buyers who need financing can apply for a mortgage from a Bulgarian bank, which will usually require an independent valuation of the property and a down payment, and a notary will tell you the exact fees based on the higher of the agreed price and the tax value. Ask a notary or a mortgage adviser for an exact calculation before you sign anything. Also plan for the first months of ownership: utility transfers, the annual property tax, the monthly fee for the building's common parts and, in some buildings, a repair fund.

Buying a home in Bulgaria to let

Many buyers plan to let their home for at least part of the year. Long-term lets work best in Sofia and the large university cities, while flats on the coast and in the ski resorts let mainly in season. Check the rental listings for similar homes in the city you are considering before you calculate the return on a purchase, and allow for tax, empty months and maintenance.
